Job Description :
The AUM HEAD-SOUTH is responsible for overseeing all aspects of mall management including but not limited to leasing and business planning and financial management, facilities and operational management and control of all maintenance, inspection and safety functions. Prepare, review and adjust financial budgets, systems and processes and monitor performance against budget Formulate the strategic plans, execution of business operations and managing strategies for overall development. Review the leasing and retail mix of the malls in correlation to the targeted customer profile Review the EBIDTA Achievement – Overall gross profit achievement based on controlling top line and bottom line. Review the Variance to budgeted CAM cost – Expense to be under control as per the target set at the beginning of year Formulate the strategies to optimize revenue through non retail sources of revenue generation. Review RSI (Retailer Satisfaction Index) & CSI (Customer Satisfaction Index) to identify changes in Customer preferences and market trends Supervise the mall service standards and add on services to enhance customer experience. Review the Retail brands and flag the non-performances for replacement. Execute Mall Audits to confirm compliance with the policies. Drive the Centre Director’s for achieving the Mall Revenue Targets and overall budgeting w. r.t incomes and expenditures. Resolves complaints and demands of Developers and work to remove the causes of the complaint and respond to their requests within the legal and contractual obligations Develop and maintain a long term beneficial relationship with all existing developers and retail groups to ensure continued and future business Coach and mentor the team members Delegate work and provide direction Sets objectives/ goals for team members and evaluates their performance Identify gaps and develop the required competency of team members either by formal or informal training including role enhancement, job rotation Conduct regular team meetings to guide team members on departmental issues in Coach and mentor the team members Delegate work and provide direction Sets objectives/ goals for team members and evaluates their performance Identify gaps and develop the required competency of team members either by formal or informal training including role enhancement, job rotation Conduct regular team meetings to guide team members on departmental issueing.
